This course covers environmental issues that relate to general concerns surrounding real estate transactions such as: property disclosure forms, lead, and related problems and other issues such as radon, asbestos and volatile organic compounds.
Other optics of study includes formaldehyde, exposure to pesticides, sick building syndrome, biological pollutants and combustion pollutants water contaminants. This course also covers topics relating to commercial property environmental issues such as underground storage tanks, brown fields, environmental impact statements, ESA requirements and environmental site assessments.
All of these items play a huge roll in real estate transactions today. More and more environmental issues are becoming a part of agent's and broker's liabilities. A very important topic to know as much as possible about.

This course provides an overview of investments in real estate including: terms and concepts, categories of investment property, financial statement elements. The course defines key terms in income and expense analysis. Plus provides the skills necessary for basic financial analysis of the investment.
An area of great important for the commercial real estate agent is the knowledge of elements of value in a real estate investment such as the ability to establish the value of an investment and the return on the investment.
For the agent, it provides an overview of the types of listings and compensation to expect. It identifies marketing opportunities and the skill required for closing the investment transaction.

Property Management is a highly specialized but rapidly growing sector of the real estate profession. It is important to understand the issues property managers have to deal with, and understand the basic principles underlying the profession. The course provides an overview of the property managment field and describes the major function of property managers. Its emphasis is on real-life practice, not theories or generalities. This course intended for the real estate professional who wants a comphensive introduction to the challenging field of property management.
Also the course addresses issues of concern to commercial real estate agents who manage larger properties, as well as to licenses who own or manage a few small properties on a personal or informal basis. Obviously, some information obtained in this course will be more relevant to one tyupe of manager thatn the other, but many fundamental principles and practices are equally important to both.

Elements one will learn in this course are:
- Red flags are conditions in a property an agent will learn to be aware of. Learning to be aware of such issues as soil composition and the various types of soil and basic geological characteristics of that soil.
- Learning and understand the significance of cracks in structures, driveways, patios, basement floors.
- Know the importance of proper drainage and flashing leakage.
- Know procedures for detecting "red flags" and detecting something that on might be trying to hide.
- This course will help one to know goverment regulations of red flags.
- Help on to learn the aspects of hazardous materials and its effects.
- Learning how to detect and identify a hazardous material like asbestos.
Summary: This course does not make you a Home Inspector but it make you be aware of issues that might be there that you can recommend your customer or client to investigate more thoroughly.
